Typically, the season of spring first comes to mind when thinking of the best time to sell your home. Next is usually the fall season, the time between summer vacations and the winter season. What we’ve seen in the past two years, there is nothing typical or usual about when the best time to sell your home, the market has had a shortage of homes and abundance of buyers for much of this time.

So if autumn is the time you are thinking of putting that for sale sign on your front lawn, here are a few tips to having the buyers fall in love with your home and the SOLD sign follows.

Take advantage of the outdoor autumn colours and decor
No matter the season, curb appeal alway counts, so be sure to have all the leaves raked, pathways cleared, and fall foliage along the walkway. There are many inexpensive fall decor items from pumpkins to straw and cornucopia of fall flowers and vegetables to bring your front porch to life.

Bring the fall warmth inside
Continue the fall feeling of warmth as you enter your home, from a welcoming wreath on the door, and some simple fall decor in your foyer. Now’s not the time to turn down the thermostat, you want your home to both look and feel warm inside. If you have a fireplace, turn it on and set the stage of coziness with a warm blanket and accent pillow to set the mood.

Price it right
Fall does not necessarily mean falling prices, the last two years has proven a wide range in pricing homes, all throughout the year. However one thing has remained, an overpriced home can turn away potential buyers, and take longer to sell. Plan for a busy time ahead
If you are selling in the fall, the closing date may get close to the holiday season, when any friends and family recruited to help may be busy, or movers have a full schedule. Make a list of all the things you need to book and schedule and do that right away, so you can be as organized as you can be during this busy and sometimes stressful time.
